Here are a few reasons of why its in your best interest to use an Exclusive Buyer's Agent when purchasing a new or existing home.
1) Buyer's agents represent you, the buyer only. We do not represent sellers or builders. We look out for your best interests as you are our client.
2) On-site sales agents in New Home Communities work for the builder. They have no interest in getting you the best deal possible on a new home.
3) Any agent advertising property for sale is working for that seller. It is in that agents best interests to get the seller the best deal possible when selling their home.
4) Any information you give to a Seller's Agent or on-site agent can be used against you in negotiations. When using a Buyer's Agent, your private information is kept confidential.
5) An agent representing the seller or builder may ask you to sign a Dual Agency agreement. This way they can represent you and the seller both in the purchase of a home. This is similar to allowing your lawyer to represent you and someone suing you in court. Who do you think the lawyer's best interests will be with?
6)Buyer's Agents can lead you in the right direction for the type of home you are looking for. We have no listings so we won't steer you in a certain way.
7) Buyer's Agents are knowledgeable about the area you want to move to. We will divulge any information about an area that may be important to you when making a decision.
8) Working with a Buyer's Agent costs nothing out of your pocket. Our services are free to you. We are compensated by the builder or seller. All commissions are split between the buying and selling company.
9) Just because you don't use a Buyer's Agent doesn't mean you will get a better deal. Commission percentages are already set when the home is put on the market for sale. If you don't use an agent that just means that the selling agent gets to keep all of the commission. That's more incentive for them.
10) Buyer's Agents know what Builders are giving the best incentives to potential homebuyers at any time. Many builders give free upgrades or pay closing costs, etc. Also, some incentives aren't divulged to the general public.
